Monthly Storage Agreement – Terms & Conditions
This Agreement is made between COMPANY_NAME (“we”, “us”, “our”), trading as Winley Self Storage, and the customer named during sign-up (“you”, “your”, “Customer”).
By signing up online, making payment and/or storing Goods at Winley Self Storage, you confirm that you have read, understood, and agree to be bound by these Terms and Conditions.
1. Facility Owner Details

You must notify us immediately if your contact details change.
2. Key Terms (Summary)
  • This is a monthly rolling agreement.
  • Fees are payable in advance.
  • Goods are stored entirely at your own risk.
  • Insurance is mandatory.
  • We have a right of lien and sale for unpaid fees.
  • Our liability is strictly limited to £100.
3. Contract Type & Duration
This Agreement runs on a monthly recurring basis and continues until terminated by either party in accordance with these terms.
4. Notice Period
You may give notice at any time.
No further charges will be applied after valid notice is given.
Access continues until 11:00pm on the one-month anniversary of your last payment.
5. Storage Licence
5.1 We grant you a personal, non-exclusive licence to store Goods only in the Unit allocated to you.
5.2 This Agreement does not create a tenancy or lease.
5.3 Unit sizes are approximate only. By using the Unit, you accept the actual size provided.
6. Ownership of Goods
You confirm that:
  • You own the Goods or are legally authorised to store them.
  • The Goods are stored with the owner’s consent, if applicable.
7. Storage Fees & Charges
You agree to pay:
  • The monthly storage fee displayed at booking
  • Any applicable taxes (including VAT)
  • Cleaning, repair, or enforcement costs where incurred
  • All costs relating to late or failed payments
Payments are not deemed made until cleared funds are received.
8. Default, Lien & Right to Sell
If payment is overdue, we may, without further notice:
  • Deny access to your Unit
  • Secure or relocate your Goods
  • Apply additional charges
  • Sell or dispose of Goods to recover debt
Discounts or promotions will be withdrawn upon default.
9. Abandoned Goods
If Goods remain after termination, they will be treated as abandoned and may be sold or disposed of at your cost.
10. Access
  • Access is permitted only during posted access hours
  • We may refuse access where fees are outstanding or safety is at risk
  • Proof of ID may be required at any time
11. Prohibited Items
You must not store:
  • Hazardous, flammable, illegal, or stolen goods
  • Perishable items or living creatures
  • Firearms, explosives, or chemicals
  • Items of exceptional or sentimental value
You are fully liable for any breach.
12. Use of Unit
Units must be used for storage only.
Business Use of Units
The Unit is provided for storage purposes only.
Residential use is strictly prohibited at all times (see Section 13).
Commercial or business use is only permitted where:
  • You have declared business use in advance;
  • You are registered as a business customer with us;
  • You have provided accurate business details, including trading name; and
  • You have entered into and signed the appropriate business storage agreement.
Where business use has not been declared, or where we reasonably suspect that a Unit is being used for undeclared or unauthorised commercial purposes, Winley Self Storage reserves the right to take immediate action. This may include, without limitation:
  • Restricting or suspending access to the Unit;
  • Applying our own lock to the Unit until the matter is resolved;
  • Withholding access to stored Goods pending payment of applicable charges or compliance requirements; and/or
  • Taking enforcement action against the Customer or associated business for misuse of the Unit.
Failure to correctly declare business use or comply with business customer requirements will be treated as a material breach of this Agreement and may result in additional charges, termination of the Agreement, or further action as permitted under these Terms.
13. Residential Use
For the purposes of this Agreement, “Residential Use” means any use of a Unit or the Facility which involves, or could reasonably be considered to involve:
  • Living in, sleeping in, or staying overnight in the Unit or anywhere within the Facility;
  • Using the Unit or Facility as a home, temporary accommodation, or place of habitation;
  • Using the Unit as a mailing address, registered address, or correspondence address for any individual;
  • The installation or use of bedding, mattresses, sofas, cooking equipment, heaters, electrical appliances, or personal amenities intended for habitation;
  • Personal hygiene activities or facilities, including washing, bathing, or toileting;
  • Remaining on site outside of posted access hours without prior written authorisation;
  • Any activity that would reasonably suggest the Unit is being used as a place of residence rather than solely for storage.
Residential use is strictly prohibited at all times and will be treated as a serious breach of this Agreement, entitling Winley Self Storage to take immediate enforcement action.
14. Condition & Conduct
You must:
  • Keep the Unit clean and secure
  • Respect staff, other customers and the Facility
  • Avoid obstruction or misuse of shared areas
Minimum cleaning or breach charge: £75.
15. Relocation
We may relocate you to an equivalent Unit if operationally required, giving reasonable notice where possible.
16. Risk & Liability
Goods are stored entirely at your own risk.
Our total liability is limited to £100, except for death or personal injury caused by negligence.
17. Insurance
You must maintain insurance for the full replacement value of your Goods at all times.
We do not insure your Goods.
18. Data Protection
We process personal data in accordance with UK data protection laws and may share data where legally required or operationally necessary.
19. Termination
Either party may terminate by giving notice.
We may terminate immediately for serious breach or illegal activity.
20. Governing Law
This Agreement is governed by the laws of England and Wales, and the courts of England and Wales shall have exclusive jurisdiction.
21. Declaration
By proceeding, you confirm that:
  • These key points have been drawn to your attention
  • You have read and understood this Agreement
  • You agree to be legally bound by its terms
